Tips for Tenants

  • Understand your budget and how much you can afford to spend for rent and living expenses.
  • Know how close you want to be to your work, gym, schools, shopping, etc.
  • Keep your credit score in good standing as landlords will run a credit check on prospective tenants.
  • Likewise, it is not uncommon to have a criminal history check done to protect both you and your family as well as other residents.
  • Know what neighborhoods you may be interested in based upon your given lifestyle and needs.
  • Be wary of Internet ads. Pictures can be deceiving and Homes may be embellished. Make sure you get to see the Home you’re going to Rent.
  • Look into getting Renters Insurance. Some landlords require it.
  • Be prepared to complete a rental application. You will be asked for your photo I.D. The more information you can provide, the faster the landlord can process your application.
  • READ the lease before you sign it. Pay attention to the length of the lease, the cost of your rent, where to pay your rent, when your rent is due and what happens if you’re late.
  • Your lease should explain about your security deposits and what you must do so that you are fully refunded your deposits at the end of your lease.
  • Your lease should also explain how the property is to be used. Who is responsible for the condition of the property when you leave. Rules, regulations, your rights, responsibilities and other factors that cover the scope of your tenancy.
  • Review your move out information in your lease to determine your move out responsibilities and any need for cleaning, maintenance or other chores.
