Showings
Showings are a necessary part of the property selling process. When your property is on the market it has the potential to be shown at any time, so it’s important to maintain a certain level of cleanliness. Leave your house while it’s being shown to potential buyers, your presence can make them feel awkward. Your Soria Real Estate Agent will make sure that your preferred way of contact & setting up showings is clearly stated so the inconvenience is kept to a minimal.

Purchase & Sale Agreement
Once an offer on your property has been made and accepted by you, the seller, you then enter into a legal contract known as a Purchase and Sale Agreement. This contract outlines the specific terms and conditions of the transaction and is acknowledged by both parties by signing & dating, eventually reaching Mutual Acceptance.

Negotiations
As a seller, negotiation is the key to getting the best outcome. Negotiations can involve everything from agreeing to a sales price to concessions, financing & timing. Soria Real Estate Agents are expert negotiators & our job is to represent your interests during the compromises that take place throughout a real estate transaction. Many of our Agents hold the Certified Negotiation Expert designation & are involved in ongoing training to refine their negotiation skills. It’s like a dance that we know all the moves to!

Inspection
Once mutual acceptance has been met, Buyer will have an agreed upon amount of time to hire an Inspector to investigate the structure, systems, & overall condition to determine if the property is in need of any repairs. Once completed buyers will have a chance to negotiate with the sellers on the outcome of the Inspection Report, therefore another time of negotiations can take place.

Escrow
Escrow is a one time bank for the transaction. It allows the buyer and the seller to have a third party ensure all components of the contract have been satisfied. Our Soria Real Estate Agents will help coordinate the completion & delivery of all necessary documents & forms to the escrow company and manage the escrow process until the transaction is complete.

Closing
At closing, either at Escrow or an agreed upon location, all closing documents are signed by both buyer and seller. Both parties pay any settlement fees and the documents are officially recorded & the Title then transfers to Buyer. This is when all monies are transferred & the Buyer gets the keys to their new property. This is also the agreed upon time when Seller must have all of their personal property removed & the Property ready for buyer to take ownership.
